Abstract:
This project reviewed the impact of land registration on property values in Port Harcourt Rivers State. In appraising land registration various classes of properties were looked into. The history and process of land registration were critically appraised, resulting in the identification of problems associated with it and their impact on property values . A brief analysis of land registration in some other countries such as south Africa, England, United states of America and the deed system in Hong-Kong were taken and compared accordingly . In the course of this study ,it was discovered that the number of property owners in the study area has fallen, when compared to an; earlier projection of 1996.Though most of the property owners Ilandlords possess titles like certificate of occupancy, Deed of conveyance and many other registrable instruments , such were not duly registered. The study further revealed that most property ownersllandlords failed in the registration of their properties even when they have the registrable instruments due to the delay in the registration process . Our study also revealed that registration of instrument process takes time to complete . The least period was put at six months . In addition to the time taken ,the study also reveal that cost discourage property owners from registration.
